Electrical renovation costs follow the scope: what is being changed, what is being added and how the work can be accessed. Electric FX’s general planning range for electrical renovations is $5,000–$25,000+ before HST. Small updates may fall below it, while extensive renovations and specialty systems can exceed it.

This is an initial budgeting guide, not a fixed price or a promise that every renovation fits the range. A written quote based on drawings, selections and site conditions is the reliable basis for your project budget.

Start with a room-by-room scope

A kitchen update involving existing appliance locations is a different project from relocating the kitchen and adding circuits, lighting and automated controls. List the rooms affected and identify demolition, retained installations, new work and finishing.

For each area, define receptacles, switches, fixtures and equipment connections. Include less visible items such as cabinet lighting drivers, fan controls, heated floors and access for serviceable equipment.

Existing conditions can change the work

Renovation drawings describe the intended result, but existing wiring and routes still need review. Earlier alterations, inaccessible connections or equipment limitations can affect the design.

Ask what the quote assumes about the installation that will remain. Establish how newly discovered conditions will be documented, discussed and priced. A defined allowance or approved change is easier to manage than an unexplained invoice at completion.

Separate fixture supply from installation

Specify who purchases decorative fixtures, pot lights, dimmers and specialty equipment. Homeowner-supplied products still need installation planning and compatibility review.

Heavy fixtures, remote drivers, unusual mounting details and inaccessible connections can require more work than a standard installation. Send specifications early, particularly when the product must coordinate with cabinetry or ceiling details.

Smart systems need a defined design

Lutron controls, automated shades and Sonos audio can be coordinated with a renovation, but their equipment and setup should be itemized. Define the rooms, functions, controls and handover expectations.

For example, simple dimming and a programmed keypad system involve different equipment and configuration. Compare proposals using the same operating goals rather than treating all smart-home packages as equivalent.

Selections before rough-in reduce rework

Confirm appliance models, millwork drawings and fixture positions before their wiring is installed. Revisit the plan when cabinetry, furniture or ceiling details change.

A moved island or altered vanity can affect electrical locations after the original work is complete. Agree on a process for approving changes and keeping the latest drawings available to everyone working on site.

Plan rough-in and finishing as separate stages

Coordinate applicable ESA requirements before concealment. Arrange the return for finishing around completed surfaces and equipment availability. Late fixtures or revised selections can create additional visits.

Ask whether temporary arrangements, extra mobilizations, programming changes and restoration are included. Keep the electrician informed as the construction schedule develops.
